Welcome to West Heath Barn
We offer 2 dog friendly self-catering cottages in three traditional 1850's Norfolk barns, lovingly restored to preserve all their original character yet combined with contemporary comfort.

We're located just outside the pretty North Norfolk village of Great Massingham and surrounded by tranquil countryside, offering lots of great dog walking in our own paddock or on the network of pathways around us. Guests walking to Peddars Way National Trail will pass by our resident alpacas en route to the award winning Dabbling Duck Pub & Restaurant in the local village.

Whether you wish to go walking, cycling, visit the coast and the many local Norfolk attractions or simply recharge your batteries in a beautiful, tranquil setting, West Heath Barn is the ideal base. The magnificent historic houses and country estates of Sandringham, Holkham, Houghton and Oxburgh Hall are all close by. The stunning Norfolk coast is less than 30 minutes drive away, with over 60 miles of sandy beaches, picturesque salt marshes and big skies. Snettisham and Titchwell bird reserves are a short drive away for keen birdwatchers. Burnham Market and Holt offer chic retail therapy while Swaffham and Fakenham are more authentic traditional market towns, and the fabulous cities of Norwich and Cambridge are less than an hour's drive away.

Self-Catering Holiday Cottages
West Heath Barn has two self-catering holiday cottages offering loads of character, with vaulted ceilings, terracotta tiled floors and under-floor heating throughout. They are superbly equipped with everything you need to make your home-from-home stay comfortable, relaxing and stress free. Both cottages are available as either a sleeps 4 (with 2 bedrooms) or sleeps 6 option with an additional bedroom with en-suite bathroom in a private annexe directly adjacent to each cottage.

Especially designed to be very dog friendly, both cottages make no concessions on comfort and style. They are particularly popular with our canine guests as the fully enclosed dog exercise paddock is just a stone's throw away and is the gateway to the rural network of paths that surround us. Bookings are available on a weekly basis with a Saturday changeover in peak season, with short breaks of 3 or more nights available throughout the rest of the year.

The Dairy
The Dairy is the larger of our two cottages and is available as either a sleeps 4 (with 2 bedrooms) or sleeps 6 option, with the 3rd bedroom in the adjoining annexe. It offers a spacious kitchen with dining area, utility room, large lounge and all bedrooms have their own en-suite bathrooms. The additional annexe room accommodates a further two guests (either as a super-king or twin option) and is connected to The Dairy by a small hallway though also has its own separate entrance to the enclosed south-facing courtyard.

The Dairy is particularly suited for those who are less mobile. There are no steps or stairs inside the cottage, it has wide hallways and there is a large walk-in shower in both the twin room and the annexe.

Facilities in the cottage include a fully-equipped kitchen and a utility room with washing machine, tumble dryer and laundry facilities. The lounge has 3 large sofas to comfortably seat up to 7 guests, a wood-burner, Smart TV and DVD player. The king and twin rooms in the main cottage have handmade wrought iron beds, quality bed linen, televisions and hairdryers. The en-suite bathrooms have either a bath with shower over or a large walk-in shower and heated towel rails. Towels and toiletries are also provided. There’s WiFi and cosy under-floor heating throughout.

Typically up to two well behaved dogs are very welcome in The Dairy cottage although they are not permitted in The Dairy annexe room. An additional charge of £15 per booking applies.

The Cart Lodge
The Cart Lodge is available as either a sleeps 4 (with 2 bedrooms) or sleeps 6 option (with the 3rd bedroom in the adjoining annexe). It offers a bright and spacious open-plan living space opening onto a south facing courtyard where guests can sit and soak up the sunshine, light the barbeque and relax.  The two bedrooms in the cottage (a king-size double and a twin) share a family bathroom. The additional annexe room accommodates a further two guests in a king-size room with en-suite bathroom and has its own separate entrance just a few steps from the cottage within the courtyard.

Facilities include fully equipped kitchen with washer-dryer & dishwasher, open-plan sitting room/diner with Smart TV, music and DVD players. Bedrooms have handmade wrought iron beds, quality bed linen, televisions and hairdryers. The bathroom has a bath with shower over and a heated towel rail. Towels and toiletries are also provided. There’s WiFi and cosy under-floor heating throughout.
